God Gave Us a House We Never Thought We Could Afford

There are moments in my life that I simply can’t explain without pointing back to God. As the years go on, it never stops surprising me how He continues to show up in ways that are bigger and better than I could have imagined. Sometimes I find myself wondering why I’ve experienced so many moments that I can only describe as miracles. Then I realised something. It’s because I stopped believing that everything happens by luck or coincidence. Instead, I started looking for God’s hand in the ordinary, and the more I looked, the more I realised He had been there all along.

One of the clearest examples of that was buying our first home.

A few years ago, my husband and I made the decision to move interstate. At the time, we weren’t in a position to buy a house. My husband had been working in corporate in Sydney and, if I’m honest, he was completely burnt out. We both knew he needed a change, so when we moved, the plan was for him to step away from work for around a year while he made a career change into the trade industry. That year eventually turned into closer to eighteen months, and during that season buying a home remained something we talked about, but we knew the timing wasn’t right.

One of the things that excited us most about moving was how much more affordable property seemed compared to Sydney. For the first time in a long time, owning a home didn’t feel completely out of reach. We would often talk about what our first home might look like. Nothing extravagant. Just a simple three bedroom, two bathroom home with a double garage and a backyard. It was a dream that, for the first time, felt like it could actually become reality.

There was one development on the outskirts of town that we absolutely loved. It was an award winning estate that had quickly become one of the most sought after places to live in the area. Every time we drove through it, my husband would say that one day he’d love to live there. We both fell in love with the idea of building our future there, but over the next two years we watched the property market change dramatically.

House prices seemed to climb almost overnight. Properties were selling as quickly as they were listed, and we watched friends miss out time and time again because homes were selling for anywhere between $70,000 and $90,000 above the asking price. It honestly felt like the dream we’d once believed was possible was slowly slipping through our fingers.

My husband would often say, “I wish we’d bought something when we first moved here.”

To be honest, part of me agreed. Looking back, it would have been easy to believe we’d missed our opportunity. But every time those thoughts crept into my mind, I found myself coming back to the same truth. God’s timing is never accidental. Even when I couldn’t understand what He was doing, I knew He wasn’t caught off guard by the housing market. The world was telling us one story, but I believed God was capable of writing a completely different one.

When God Opens a Door You Never Expected

Eventually we started getting closer to applying for pre approval. We still hadn’t taken that step yet, but we knew it wasn’t too far away. By this stage, though, we had already adjusted our expectations. The dream of building a brand new home with everything we’d hoped for felt unrealistic, so we started telling ourselves that we’d simply buy whatever we could afford just to get our foot into the market. We had quietly accepted that our original dream had probably passed us by.

One weekday afternoon, I decided to call a local real estate agent I’d met around six months earlier at a community Easter event. At the time, I wasn’t calling because I expected anything to happen. I simply wanted some advice about the best strategy for us once we were finally ready to buy. Looking back now, it’s amazing to think that one ordinary phone call became the beginning of a story only God could have written.

As we were talking, she asked what our budget was. I told her, expecting the conversation to stay fairly general. Instead, she asked me a question that completely caught me off guard.

“Have you ever thought about building out here?”

I laughed.

“We’d absolutely love to,” I said, “but there’s no way our budget would stretch that far.”

She then explained that because the estate was entering its final stages, her partner, who was the developer, had set aside four blocks of land specifically for first home buyers. He wasn’t trying to maximise his profit from those blocks. Instead, he wanted to help young families and first home buyers have the opportunity to build in a community that otherwise would have been out of reach. The blocks were a little smaller than the others in the estate, but they were still large enough to build a beautiful home with a backyard.

As she spoke, I could hardly believe what I was hearing.

This was one of the most popular developments in our city. People were waiting for land to become available, yet somehow four blocks had been intentionally held aside for first home buyers. Then she told me that her partner wanted to meet with us and show us the available blocks.

Everything happened so quickly after that. Before we knew it, we were meeting him on site that Saturday morning, standing in the very estate we’d admired for years.

He walked us around the four blocks that had been reserved, explained the heart behind what he was doing, and then said something I’ll never forget.

We could have first choice.

Out of all four blocks, we could choose whichever one we wanted.

I still remember standing there looking around in complete disbelief. How had we gone from thinking we’d never be able to afford to build here, to standing on the very land we’d dreamed about for years?

We knew nothing about building a house. In fact, we’d never even considered that our first home might be one we built ourselves. But we chose the largest block available, paid our deposit, and left that morning with the contact details of a mortgage broker and a builder.

As we drove home, neither of us could quite believe what had just happened. Everything had unfolded so naturally that it almost felt surreal. Looking back now, I don’t believe any of it happened by chance. God had been quietly opening doors long before we even realised they were there.

Sometimes God is working behind the scenes long before we ever see the answer to our prayers.

What Everyone Told Us Was Impossible

The next step was meeting with the builder and the mortgage broker. We explained exactly what our budget was and made it clear that we simply couldn’t go beyond it. We knew what we were comfortable borrowing, and we didn’t want to put ourselves under unnecessary financial pressure just to own a home. We had always believed that God would never ask us to step into something that would steal our peace.

When we met with our mortgage broker, he gently prepared us for disappointment. He told us that, in the current market, we should expect the final cost to come back higher than our budget. In his experience, it simply wasn’t realistic to build a brand new home in one of the most sought after estates in our city for the amount we were hoping to spend. By every logical measure, what we were asking for didn’t make sense.

I still remember smiling and saying, “I’m a woman of faith. It’ll be fine.”

It wasn’t that I was ignoring reality or pretending the numbers didn’t matter. It was simply that I believed God already knew what we could comfortably afford. If He had opened every door leading us to this point, I trusted that He wasn’t about to lead us somewhere that was ultimately out of reach. My confidence wasn’t in the market. It wasn’t in interest rates or property prices. My confidence was in God’s faithfulness.

A few weeks later, our builder came back with the first set of plans. As we looked over them, I couldn’t believe what I was seeing. Somehow, they had managed to include everything that had been on our hearts from the very beginning. Three bedrooms. Two bathrooms. A double garage. A backyard. We even had the opportunity to customise the floor plan so it suited the shape of our block of land perfectly.

It was everything we had quietly dreamed about all those years earlier.

We approved the plans and sent them away for final pricing. This was the moment everyone had warned us about. The moment we expected the quote to come back well over budget and force us to start compromising. We prepared ourselves for difficult decisions, reminding each other that if we had to scale things back, then that’s simply what we’d do.

Then the email came.

I’ll never forget opening the quote and reading through the numbers. I looked at it once, then looked again because I thought I’d read it incorrectly. The total cost for both the land and the house came back eighty dollars under our budget.

Not eighty thousand dollars.

Not eight hundred dollars.

Eighty dollars.

I still smile every time I think about it because it felt so unmistakably like God. We hadn’t gone over our budget by thousands as everyone expected. We hadn’t even landed exactly on budget.

We came in eighty dollars under.

At that moment, I knew this wasn’t simply good financial planning or lucky timing. By every conversation we’d had throughout the process, this shouldn’t have happened. The people around us weren’t trying to discourage us. They were simply speaking from experience. Based on the market at the time, what we were hoping for genuinely wasn’t considered possible.

But what isn’t possible by the world’s standards is never impossible for God.

What This Experience Taught Me About God’s Timing

As if coming in under budget wasn’t enough, God wasn’t finished surprising us. Because we were building a brand new home, we also qualified for a $30,000 government grant that was available at the time to encourage new builds. It wasn’t something we had relied on throughout the process, but it became another unexpected reminder of God’s provision. Then, as we spoke with both the builder and the developer, we discovered that because of where we were building, our home would already have significant equity by the time construction was complete. The value of properties in the estate had continued to grow so quickly that we were expected to have around $150,000 in equity the day we received our keys.

Looking back now, I can see that this story was never really about buying a house. It was about watching God faithfully weave together countless details that were completely outside of our control. A phone call made on an ordinary weekday. Four blocks of land reserved months before we even knew they existed. A developer with a heart to help first home buyers. A builder who somehow designed exactly what had been on our hearts while staying within the budget everyone else believed was impossible. None of those things happened because of our careful planning. They were already being orchestrated long before we ever saw them.

I also understand now why we didn’t buy a house when we first moved here. At the time, we thought we were ready, and if I’m honest, there were moments when I questioned whether we’d missed our opportunity. Watching the market continue to rise made it feel as though we had fallen behind everyone else. But God could see what we couldn’t. While we were focusing on whether we were ready, He was preparing everything around us.

Sometimes we feel ready, but God is still preparing the people, the opportunities and the circumstances that will eventually become part of His answer.

That has become one of the greatest lessons this experience has taught me. We often assume that because we’re ready, God should move immediately, but His perspective is so much bigger than ours. He sees every conversation we haven’t had yet, every door that hasn’t opened yet and every person we haven’t met yet. While we’re waiting, He is quietly bringing all of those pieces together in a way only He can.

If we had bought a house the moment we moved here, none of this would have happened. We wouldn’t have built in the estate we’d dreamed about. We wouldn’t have met the developer who had intentionally reserved land for first home buyers. We wouldn’t have experienced the unexpected blessings that followed, because the circumstances that made them possible simply weren’t in place yet. What felt like a delay was actually God preparing a better outcome than we could have imagined.

It reminds me of Ecclesiastes 3:11, which says, “He has made everything beautiful in its time.” That verse has taken on an entirely new meaning for me because I’ve lived it. God’s timing isn’t simply about teaching us patience. Sometimes it’s about orchestrating hundreds of moving pieces that we know nothing about, so that when the time finally comes, everything falls into place exactly as He intended.

This experience taught me that faith isn’t about trying to rush God’s plans or forcing doors open before their time. Faith is trusting that even when nothing seems to be happening, God is already at work. He is preparing what we cannot see, aligning what we cannot control and writing a story that is far greater than anything we could have arranged ourselves. Looking back now, I wouldn’t change a single part of the journey, because what once felt like waiting was actually God perfectly preparing every detail.
